Insulation removal in San Angelo TX - a clean attic ready for new insulation

Old attic insulation that's wet, moldy or full of droppings comes out first, so the new layer starts on a clean attic.

Does my old attic insulation need to come out?

Insulation removal in San Angelo means taking damaged insulation out of your attic so we can see what it was hiding and seal the open gaps before new insulation goes in.

Most people call because an upstairs room runs hot, the power bill keeps climbing, or they spotted droppings or a water stain up there. Not every attic needs a removal. If your old layer is dry and sound, new attic insulation can usually go right over it, and I'd rather tell you that than sell you a job your house doesn't need. When it does have to come out, the price and the schedule turn on how big the attic is and on what's in it: the type of insulation, how much is up there and what shape it's in. I'll give you your own figure once I've looked at the attic.

How we handle insulation removal

I start by looking at what's up there and telling you whether it should come out in whole, in part or not at all. If critters are still living in the attic, they have to be gone before we touch anything, because pulling insulation out from under live pests just gives them a fresh place to nest. Loose blown-in that's still in decent shape comes out with a big vacuum hose, while batts and rolls come out by hand, which takes more time. With the attic cleared, we check the framing and the roof deck for leaks and damage the old layer was covering, and we seal the gaps around can lights, pipes and the hatch so the new insulation isn't fighting a draft. If it looks like vermiculite, that gray-brown or gold pebbly fill, we leave it alone and you'll need a separate asbestos firm.

Sometimes the trouble isn't only in the attic. Cold floors or a musty smell can point under the house, where we also handle crawl space insulation, and a room that stays hot after the attic is redone may need wall insulation.

  • Full attic removal

This suits an attic where water, mold, fire or pests got into most of the insulation. Everything comes out, so the whole space can be cleaned, checked and sealed before new insulation goes in.

  • Partial removal and top-up

This suits an attic where the damage stays in one area, like under an old roof leak or around the hatch. We pull the bad section and leave the sound insulation in place, which keeps the job smaller.

Insulation removal in San Angelo: permits and asbestos rules

Whether a removal job needs a permit is the city's call, not mine, so we check with San Angelo's Building Permits & Inspections office on every job and take care of any permit it calls for. You can reach them yourself at 325-657-4210 if you'd like to ask. Vermiculite brings the state in too. The Texas Department of State Health Services requires anyone doing asbestos work in a public building to be licensed or registered with it, and its Asbestos Program has a renovation decision tree you can use to see whether its rules apply to your job.

In older houses around San Angelo, we often find a thin, packed-down layer with a newer one dumped on top, and the room over the garage is a common spot for droppings and stains. We work in San Angelo and the cities around it, and the order stays the same. Problem first, then the new insulation.

What happens when you call about insulation removal in San Angelo?

  1. Call or send the form

We get back to you and set a time for me to come out. If you still have mice or rats, get them trapped out first, because rodent cleanup guidance says to wait about 5 days after the last sign before cleaning starts.

  2. I look at the attic

I check what's up there and tell you whether it needs to come out in whole, in part or not at all, and you get your price before we start. Point out any mold, water stains or droppings you've seen so I don't miss them.

  3. Clear the way for the crew

Move boxes and valuables out of the attic and keep the hatch and the path to it open for our equipment. Our crew does the prep and safety checks first, then the removal.

  4. Walk the finished attic

When we're done, I walk the job with you. You see the clean attic and the sealed gaps before any new insulation goes in.

Frequently asked questions

Can new insulation go over my old insulation?

Yes, as long as the old layer is in good condition, and that can spare you the cost of removal. The real question is whether some or all of it has to come out first, and that's the first thing I check when I'm in your attic.

How much does attic insulation removal cost in San Angelo?

Across the US, removing old attic insulation usually costs about $1,600 to $3,600 per job. That's the national market, not our price. Where yours lands depends on the size and condition points above, and I'll give you your own figure at the estimate.

What should I do if my attic has vermiculite insulation?

Leave it alone, because the EPA says disturbing vermiculite can release asbestos fibers you may breathe in. If you decide to remove it, the EPA says a trained, accredited asbestos abatement contractor should do it, one separate from whoever assessed it so nobody's grading their own work. We don't remove vermiculite, and I'll tell you straight if I think that's what I'm looking at.

How long does attic insulation removal take?

Guides put it anywhere from about 4 hours to 2 days or more, depending on the attic's size and how complicated the job is. Big or cut-up attics land at the longer end, so plan for that if yours is one.

What causes attic insulation to go bad?

Moisture, mold, fire and pests are what usually ruin it, and any of those means it should come out. Roof leaks soak it, rodents nest in it, and buried eave vents can keep the attic from drying out, which shows up as damp framing.

Should I fix a roof leak before removing attic insulation?

Yes, get the leak fixed first, or the new insulation soaks up the same water the old layer did. When we pull the old layer, the stains on the deck usually show where the leak was, which helps your roofer find it.

  • Crawl space insulation

If your floors run cold or the house smells musty, the trouble may be under it rather than over it.

  • Wall insulation

A room that stays hot or drafty after the attic is redone usually needs its walls looked at next.
